For most garden offices — no. Under permitted development rules, you don't need planning permission as long as the building is under 2.5m high (where within 2m of a boundary), takes up less than 50% of your garden, and is for incidental use. All our standard builds fall inside permitted development. If you want something bigger or higher, we can advise on planning — and handle the application if needed.

Once we've done the site survey and you've signed off the quote, install typically starts within 7 days and finishes in 9–12 working days. Most projects go from "quote signed" to "keys handed over" in under two weeks.

Foundations (concrete pad or screw piles), full build, cladding, roof, windows, doors, insulation to building regs, internal finish, and electrics certified by qualified trades. Decking, painting, and bespoke interior fit-out are quoted separately. Quote is fully itemised — you'll see what's in and what's optional.

Yes — this is a meaningful chunk of our work. People buy kits online and realise the install is the hard part. We'll do foundations, assembly, electrics, and finish for kits from any of the major sellers. Send us the spec or product page and we'll quote the install.

Around £8,000 for a small off-the-shelf installed build with foundations and basic electrics. If your budget is below that, we'll be honest with you — there's no point in either of us wasting time. Cheaper options exist (flat-pack from B&Q, used) but we won't compete on those.

UK-wide. We have install crews working from the South Coast up to the Midlands as standard. Further north or remote rural areas may add a small travel adjustment to the quote — disclosed up front, no surprises.

Yes — public liability £5m, employer's liability where applicable, and 10-year structural warranty on every build. Electrics are NICEIC-certified, signed off properly. Documentation provided as standard.
